2500 N Miami Avenue

LIVWRK Wynwood is a mixed-use development at 2400 and 2500 North Miami Avenue in Wynwood, Florida. Developed by Brooklyn-based LIVWRK, the project consists of two buildings on separate parcels, rising 8 and 12 stories each. Together, the buildings encompass 922,466 SF, with 611,855 SF dedicated to residential and amenities. This includes 420 residential units and 122 apartment/hotel units; 100,220 SF for office and commercial use; and a 210,361 SF parking structure accommodating 564 vehicles and 50 racks for nearly 800 bicycles.

The buildings feature diverse designs with materials, textures, and colors that complement Wynwood's evolving neighborhood while reflecting its historical roots. The building's mass is thoughtfully set back to enhance the urban streetscape. Exteriors include glazed, ribbed terracotta panels; ribbed and smooth stucco finishes; GFRC panels; and several art murals. Parking levels are screened with crescent-shaped breeze blocks, providing privacy and shielding light.
